Leak in Concrete Slab: What to Check First
A leak in concrete slab can appear as warm floor spots, unexplained moisture at base boards, or sudden water bill increases. These symptoms usually indicate hidden supply or drain line issues beneath the slab.
Start by noting where moisture appears, confirming no fixtures are running, and tracking whether the water meter moves when all taps are off. This helps speed up diagnosis when technicians arrive.
If you need broader confirmation of hidden plumbing issues, compare our leak detection service and pipe leak repair options.
Foundation Water Leak Risk and Response Timeline
A foundation water leak can progress from minor moisture intrusion to structural stress, mold risk, and flooring damage when ignored. Fast detection limits restoration scope and helps protect slab integrity.
When active water is present, shut off the main supply and request emergency stabilization first, then complete slab leak diagnostics before approving full repairs.
For urgent response, use emergency plumbing and review our no-surprises pricing policy for written cost clarity.
Slab Leak Repair Cost: Typical Ranges by Scope
Slab leak repair cost depends on the repair path, not just the leak location. These ranges mirror pricing frameworks used on our published pricing pages and are finalized only after diagnostics.
Localized Mitigation
$250-$400
Example range for limited clearing/temporary mitigation when conditions allow.
Targeted Trenchless Lining
$1,800-$3,200
Typical for localized under-slab sections where trenchless methods are viable.
Full Under-Slab Replacement
$6,000-$10,000+
Comprehensive scope that may include slab cutting, reroute work, and restoration.
Final price changes with access complexity, reroute versus spot repair strategy, material condition, permit requirements, and restoration depth.
We provide written options before work begins so you can compare lowest disruption versus longest-lifespan solutions confidently.

Slab Leak Detection FAQ
What are the most common signs of a leak in concrete slab?
Typical signs include unexplained water bills, warm or damp flooring zones, low water pressure, and repeated sounds of running water when fixtures are off. If these symptoms appear together, schedule slab leak detection quickly to limit structural and moisture damage.
Is a foundation water leak an emergency?
A foundation water leak should be treated as urgent because ongoing moisture can damage flooring, walls, and the slab over time. If water is actively pooling, shut off the main water supply and call for emergency plumbing support right away.
What is typical slab leak repair cost?
Pricing depends on scope. Localized clearing/short-term mitigation can be around $250–$400, targeted trenchless lining for limited under-slab sections often runs about $1,800–$3,200, and full under-slab replacement projects may range from $6,000–$10,000+ when cutting/restoration is required.
What changes slab leak repair cost the most?
Main cost drivers include access difficulty, whether repair is spot-fix versus reroute, slab cutting/restoration needs, pipe material condition, and permit/code requirements. The final number should be based on written findings from on-site diagnostics.
Should I repair a slab leak in place or reroute the line?
Spot repair can be effective for isolated defects, while rerouting is often better when piping has repeated failures or broad corrosion. We compare both options in writing so you can choose based on lifespan, disruption, and total project value.
Do you provide written pricing before work starts?
Yes. After diagnostics, you receive written options and flat-rate scope before any approved repair begins, aligned with our no-surprises pricing policy.

Lawrence was extremely honest and professional. Although we weren't able to install the new thermostat due to the old wiring, he clearly explained the issue instead of pushing a workaround that wouldn't be right. He put the old thermostat back on and even took the time to educate me on how to properly seal the heater for better efficiency. I really appreciated his transparency, patience, and willingness to help. Highly recommend Sugar Bear Home Service.

Lawrence at Sugar Bear gave me several options to repair or replace my existing furnace. We had no heat, and they were able to put us on the schedule within 2 business days. All of the workers were polite, courteous, wore shoe covers, super thorough and knowledgeable. They even cleaned out the ducts. Also, we had to widen the opening for the new furnace and Sugar Bear got the carpentry work done the same week. The new furnace is better than ever. Really, this was a 5 star, white glove service experience. I highly recommend Sugar Bear.

Larry is a very professional and cordial person. He made sure of what was needed to repair our wall heater. He's very thorough and clear to explain everything needed in a way that I could easily understand, since I've no knowledge of heater systems. Thanks so much Larry.

Lawrence and his team of professionals upgraded the electrical panel. They were quick to get the job done but more importantly they worked with me to satisfy PG&E requirements including sawing down two trees! The project took about 6 weeks to complete but they kept me informed throughout. I'd recommend them to anyone looking to upgrade their electrical panel or troubleshoot an electrical problem.

Electrical Panel Replacement in Burlingame and Tiburon: What Homeowners Should Compare First
Learn MoreFrequently Asked Questions
A furnace tune-up focuses on safe, efficient operation: inspection of heat exchanger and venting where accessible, burner and ignition health, airflow and filter assessment, safety controls, electrical connections visible on the appliance, and performance observations that explain whether repairs or a replacement timeline makes sense. Exact steps vary by equipment type and access; technicians document what they saw in plain language.
Most manufacturers recommend annual heating maintenance before the heavy-use season. Coastal and mild-climate homes still accumulate dust and stress ignitors and safety switches - skipping years is when small issues become mid-winter no-heat calls.
A tune-up is a single visit focused on your furnace (or broader HVAC scope if you book that way). Home Health Plans bundle scheduled maintenance across plumbing and HVAC with written condition notes and planning conversations - see sugarbearhomeservices.com/home-health-plans. Comfort Club members may receive member benefits on maintenance; ask when you call (650) 618-9680.
When diagnostics find cracked heat exchanger indicators, failed ignitors, bad flame sensors, weak inducer motors, or high CO risk, the visit shifts to documented repair options with flat-rate pricing before work proceeds - consistent with the Repair-First Promise on the No Surprises Pricing page.
Sugar Bear holds C-36 plumbing, C-20 HVAC, and C-10 electrical under CSLB #946657. If maintenance uncovers gas line concerns, condensate or humidifier plumbing issues, or electrical capacity problems at the furnace or air handler, one company can coordinate the fix instead of three separate vendors.
Yes for heat pumps and standard forced-air furnaces in our HVAC scope. If you have hydronic or boiler equipment, call (650) 618-9680 so dispatch can confirm the right technician and tools.
